Strategy

Design Strategy

Staging is the Art & Science of merchandising a home.

Rather than decorating for one client’s personal taste, our goal with home staging is to strategically ensure the most efficient, lucrative sale of your home. By highlighting the best architectural features and using basic design principles, we focus buyers’ attention on what they are statistically looking for, inspiring them to see a home’s full potential.

Leave a little space.

The best way to enhance a room is to leave a little to the imagination-- space for a person to enter, become part of it, dream of what they might do with it. Strategic empty space is just as important as the items we put in. That is what establishes the personal connection between a buyer and an emotional connection that leads to the best possible offer.

Help buyers understand what they are looking at.

Spaces must be "visually digestible"-- instantly and easily understood. This is especially important when considering how that space will be photographed. Scanning through many photos very quickly, nearly all potential buyers preview your home online before deciding whether to visit in person.

What Set Us Apart

WE RUN OUR OWN SHOP.

As our team and clientele have grown, we have made the choice to invest in owning as many components of the business as possible. We have an approximately 13,000 sqft warehouse full of furniture we own, multiple vehicles including delivery trucks, and a team of full-time W-2 employees, all of whom pass background checks, sign confidentiality agreements and are covered by worker’s comp insurance. This allows us to have maximum control over your project, including delivery times, inventory choices, and a great, professional team who works together daily. It also allows us to control our pricing without a third-party furniture rental, keeping our pricing fair and competitive. We believe all of this equates to a better final product for you, and, as an added bonus, a more enjoyable workplace for us! Our philosophy? People who enjoy their jobs do a better job.

NONE OF THIS WORKS WITHOUT HOMEOWNERS.

We believe in what we do. But we also understand our job is to act as a consultant, giving homeowners the information they need to make the best decisions for themselves. Letting go of a home is often a personal and stressful process; we work hard to structure our business in a way that partners with you to reach your goals.

IT'S NOT JUST ABOUT THE PRETTY.

We understand staging is a marketing tool, not just decorating. Our job is to make our clients more money on their homes, giving them a return on their investment. We use basic design principles to draw buyers' attention toward architectural features we want them to see such as views, countertops, flooring, and fixtures while minimizing anything we don't want them to focus on such as awkward floorplans, dated surfaces, or small or dark spaces. Statistics tell us buyers are looking for light, bright and open homes; we help your home actualize its full potential in these areas.

A PICTURE IS WORTH 1,000 WORDS.

Buyers decide within seconds of seeing photos of your home (usually online) whether to move forward with a showing. In-person, the eye is very forgiving of certain types of items, while in pictures, these same items can distract and clutter, overshadowing the home's features. We keep photography in mind on all projects, staging with the goal of creating a relaxing yet dramatic space that jumps off the screen.

KNOW YOUR AUDIENCE.

We work with your realtor to understand and complement their marketing strategy.  We target specific markets, strategizing and considering potential buyers, how they will relate to architectural features such as the floorplan, and neighborhood trends.

For instance, a 4-bedroom home in a neighborhood known for great schools may be best served when shown as family-friendly... while a 3-story townhome residence above a trendy shopping area may be best served when shown as a sophisticated life/workspace with an atmosphere for entertaining. While any buyer may purchase any home, we make an effort to be cognizant of these factors.
